Overview:

Isla Blanca is among the last beach secrets in Mexico. At the turnoff from the access road north of Cancun (Av. Bonampak) in Punta Sam, there is a traffic circle leading first to a two lane paved road which later becomes a four lane boulevard to nowhere turning into a dirt road. Continue almost to the end of the road and the last house on the right is Casa Blanca, the house described below. The solar system and wind turbine provide some electricity and there is a gasoline generator as a backup. The site is idyllic.

The Site:

  • Casa Blanca and its adjacent lot face the Caribbean and have 206 feet of ocean frontage. As Isla Blanca is narrow here, there are lagoon views as well. The house is on a 12 mile long peninsula north of Cancun which has perhaps 20 other houses. The house was built in 1985 and has sustained no damage from any hurricane including the devastaing Gilberto and Wilma. The house has proven to be rock solid. The beach is stable, with the protection of a heavily vegetated dune. Between the dune and the house there are two seawalls built to Florida oceanfront seawall specifications, with deep footings and tie rods. Offshore there is a substantial reef which runs north to Isla Contoy, a national park. Superb fly fishing in the lagoon is available at a small marina 1/2 mile away. An internationally recognized kite surfing location and school, Ikarus Kite School, is less than a mile away, a testament to the breezes.

Electricity/Telephone/Internet

Electricity stops as the end of the Playa Mujeres Resort. All houses in Isla Blanca are off the grid, using alternative sources of electricity. Casa Blanca has 4 power sources:

1.Wind turbine. There is a marine model which is unusual in that it operates at only 7 mph (11 Km). It is rigged so it can be lowered easily. There is always one in use and another identical spare.

2.Solar. Roof mounted panels. Systems 1 and 2 make direct current (12vDC) or with the inverter, coverts the DC current to regular 120vAC current.

3. Generator. The gas generator powers fans and lights for the whole house, as well as any heavy amp power tools.

4. Liquid Propane (LP). The refrigerator, stove and water heater use LP. Each room in the house and in one casita is outfitted with a propane wall or ceiling light.

The systems are designed to be simple and homeowner friendly.

Cellphones work well.

The internet is wireless.

Access:

The house is 25 to 30 minutes from Cancun and all services, including first rate medical services. The airport is an additional 20 minutes. There is minibus service from Cancun to Isla Blanca on a regular schedule. The unpaved portion of the access road has been surveyed and is scheduled to be paved, but the timing is unknown.

Services:

There is municipal sanitation pickup. A 300 liter propane tank on the site is serviced by trucks from Cancun. Bottled water and soda delivery are frequent and regular. The local police patrol regularly. The area is safe.

Insurability:

The house is insured against flood, fire and liability. After Hurricane Wilma, standards for flood insurance were tightened in Mexico. Thanks to the property's history, height above sea level, hurricane shutters, stable dune and two seawalls, such insurance exists and is in effect.

Deed/Title

The property is held in a transferable, renewable fiduciary trust administered by a reputable Mexican bank. This is how foreigners can legally purchase land by the sea. The American owner has obtained every possible known review and permit and all paperwork is in order. The municipal property tax and the federal zone (beach) tax are paid as soon as they become due. Receipts are available for all taxes paid since the house was built. Yearly property taxes are about $1200 USD and the federal zone (beach) tax about $2000, totaling $3200 USD.

The adjoining lot measures 32 meters beachfront by 75 meters deep.
